Responsibilities:
• Complies with all company policies and procedures and adheres to company standards.
• Performs and reviews all work and assures all personnel perform work in accordance with established safety procedures.
• Ensures compliance to all city, state, and federal license and certification requirements.
• May be required to be on call 24/7 to provide telephone assistance as well as emergency response to the facility.
• Requisitions supplies, materials and equipment required to perform duties.
• May be required to make recommendations regarding modifications required for installation, repair, replacement or maintenance of all assigned equipment.
• Provides audit reports of performance levels to management as requested.
• Ensures facility and O&M equipment is maintained and repairs performed, also ensures appropriate maintenance documentation is completed and filed.
• Ensures project status and/or general maintenance performance is documented and reported to customer and local team on a timely and consistent basis.
• Provides direction and works from drawings, schematics, blueprints, job layouts or verbal instructions and operates a variety of tools and machines incidental to operations.
• Obtains and reviews estimates for various small renovation projects.
• Liaison for local inspectors, safety resources and occupants.
• Monitors Nuvolo for building service requests and assign as necessary.
• Provides updates to keep occupants and requestors informed of status.
• Coordinates with ILOX Twinsburg Special Projects and landlord for tenant renovations, and lease compliance.
• Provides direction and work review/inspection to assigned on site custodial contract personnel and building related contractors.
• Performs or oversees preventive maintenance, repairs, and troubleshoots MEP and/or production equipment.
Requirements:
• Ten or more years experience in Mechanical, Electrical and Building Equipment maintenance and repair.
• Certificate or license required and/or extensive work experience in commercial and industrial facility operation, maintenance and repair.
• Must be a team player, committed to working in an environment of continuous improvement.
• Must be physically able to perform maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50 lbs., etc.
• Demonstrated ability to lead and coordinate the activities of others
• Excellent problem solving, organizational and communications skills.
• Working knowledge of personal computers and Microsoft Office software.
• Requires in-depth knowledge of various maintenance operations to execute installation, service and repairs.
